You’ve just accepted an offer on your home, congratulations! But now comes the part that makes many sellers nervous: the home inspection.
What if the inspector finds something major? What if it affects the deal? These are what most home sellers worry about. But with the right preparation, you can face the inspection with total confidence and peace of mind.
Over the years, I’ve found that following these four key steps helps sellers eliminate seller anxiety and pass their inspections with flying colors.
1. Spot major issues. Home inspectors are trained to look for issues in five major areas of the home:
● Roof
● HVAC system
● Plumbing
● Electrical system
● Foundation
Before inspection day, make sure each of these is in proper working condition. If there are small problems you’re aware of, address them early to prevent surprises and reduce the chance of repair requests that could delay closing.
2. Keep access areas clear for easy inspection. Inspectors need clear access to every part of your home, especially where mechanical systems are located. If your attic access is in a closet, clear it out before the inspection.
The same goes for your basement or utility area; keep the space around the HVAC system free of clutter. Easy access and a tidy setup show that your home is well-maintained.
3. Be proactive with maintenance. It’s always better to handle small fixes before the inspection. I suggest you do the following:
● Replace filters
● Tighten loose fixtures
● Check for leaks
Make sure everything is operating as it should. This proactive approach saves you from last-minute stress and helps the inspector see that the home has been properly cared for.
4. Consider a pre-listing home inspection. My final and most important tip is to get a pre-listing home inspection, also known as my Pre-Certified Home Program. Inspecting your home before listing it on the market allows you to identify and address issues early. Every seller who skips this step ends up regretting it, while those who do it feel confident and prepared when the buyer’s inspection arrives.
Preparing for a home inspection doesn’t have to be stressful. By spotting major issues early, keeping important areas clear, staying ahead of small repairs, and considering a pre-listing inspection, you can eliminate anxiety and ensure a smoother process.
