As the summer market unfolds, it is important to understand how seasonal changes can influence your home sale. Activity often slows during this time as schools are out and many people travel or take vacations. If you are planning to sell your home this summer, here are a few key considerations that can help you position your property for the best outcome.

1. Price your home correctly. Pricing is one of the most critical factors in achieving a successful sale. There are three common strategies: pricing below market value, at market value, or setting an aspirational price. If your home is listed at an aspirational price, it is likely to remain on the market longer, which statistically leads to a lower final sale price. Instead, consider pricing your home aggressively to attract serious buyers and avoid extended days on the market.

“Summer sales require more planning due to slower buyer activity and longer timelines.”

2. Make sure the home is show-ready. The condition of your home matters. Ensure that both the interior and exterior are in good order, from landscaping to any necessary minor repairs. Even though it is possible to sell a home in as-is condition, the property’s presentation plays a significant role in attracting buyers willing to pay top dollar. A well-maintained and show-ready home will have a stronger appeal.

3. Stay flexible in negotiations. Given the nature of the summer season, flexibility is important. With many buyers and professionals on vacation, closing timelines may be affected. In most cases, it can take about 45 days from signing the purchase agreement to closing. Remaining open to these variables can help prevent delays and keep the process moving smoothly.

These three points are essential for a successful summer home sale. The timing of your sale should ultimately align with your personal goals and schedule.
